How to Know When Your Hot Water System Needs Replacing (Not Just Repairing)
When a hot water system starts playing up, the first question is always: do we repair it, or replace it? It's rarely obvious — and the wrong call can cost you.
The Age Rule
Electric storage hot water systems have an expected lifespan of 10–15 years. Once a system hits that age, the economics of repair start to shift.
A new element or thermostat costs a few hundred dollars including labour. If your system is 12 years old and needs a second repair in three years, the money spent on repairs is money you won't get back — and you're still left with an aging system that could fail completely within a year or two.
As a general guide: if the system is under 8 years old, repair. If it's over 12 years old, consider replacement seriously. In between — it depends on what's failed and what else might be marginal.
Signs That Point Toward Replacement
Rust or discolouration in the hot water. Rusty water coming from your hot taps usually means the inside of the tank is corroding. Once a tank starts corroding from the inside, it's a matter of time before it fails completely. A replacement anode rod can slow this down if caught early, but a tank that's already showing rust-coloured water is usually at end of life.
Pooling water around the base of the unit. A slow weep or drip from around the base of the tank often indicates the tank wall itself is failing — not a fitting or connection. This isn't repairable. The tank needs to come out.
Multiple failed components in quick succession. An element, then a thermostat, then a TPR valve — each repair is reasonable in isolation, but multiple failures in a short period is a sign the system is deteriorating broadly.
Significantly reduced capacity. If a 250L system that used to serve your family comfortably now runs out before everyone has showered, the tank may have significant sediment build-up at the bottom reducing effective capacity.
What Replacement Looks Like
For most Brisbane Northside homes, a direct swap of a like-for-like electric storage system is a half-day job. The old system comes out, the new one goes in on the same connections, and you have hot water by the afternoon.

Getting the Size Right
A common mistake is replacing a failed system with the same size, when the household has changed. A family of five that's been managing on a 250L system that was right for three people will be much better served by a 315L or 400L unit.
As a guide:
- •1–2 people: 125–160L
- •3–4 people: 250L
- •5+ people: 315L or larger
